We begin with a non-invasive visual inspection of all accessible, visible, and installed systems and components of the building, following Section 4.0 of the Standards of Practice. Our inspectors focus on high-risk areas such as bathrooms, kitchens, basements, and crawl spaces, looking for visible signs of mold, water damage, musty odors, and conditions conducive to mold growth, such as high humidity or leaks.

2. Advanced Diagnostic Tools and Techniques

To uncover hidden mold issues, we utilize state-of-the-art diagnostic tools:

  • Moisture Meters: Measure moisture levels in walls, ceilings, and floors to detect areas prone to mold growth.

  • Infrared Cameras: Use thermal imaging to identify temperature variations that may signal hidden moisture intrusion behind walls or under floors.

3. Air and Surface Sampling Protocols

If mold is suspected or confirmed, we collect samples according to the IAC2 Mold Sampling Procedures (refer to Section 5.0):

  • Air Sampling: At least two air samples are taken, one from outside as a baseline and one from inside where mold is suspected. Additional samples may be taken to ensure comprehensive testing.

  • Surface Sampling: Swab samples are collected from visible mold growth to determine the type and concentration of mold present.

 

All samples are sent to EMLab, a leading laboratory, for accurate analysis, ensuring precise and reliable results.

4. Moisture Mapping and Thermal Imaging

Our inspection includes moisture mapping to pinpoint areas where water intrusion has occurred. Using thermal imaging technology, we detect hidden moisture behind walls, under floors, and in hard-to-reach places, ensuring no mold source is overlooked.
